Did you know that the West 192 Development Authority houses one of the largest redevelopment plans in the nation? With 1,500 square miles of bandwidth and being home to one of the fastest-growing counties (with a population of over 200,000), the West 192 corridor is a developer’s dream!
Since the corridor is so expansive, various industries have found their home in West 192. That’s why we have divided the corridor into eight segments based on factors such as industry, building height, and population. Each of our segments serves a greater purpose, so let’s get an inside scoop on the Four Corners segment of the West 192 corridor.
Area
The Four Corners segment is the first sector on the corridor, and it covers a large portion of land. This segment got its name because it begins where four Florida counties meet: Lake, Orange, Osceola, and Polk. Starting at the Osceola County line at the upper westmost point of our corridor, Four Corners extends from here to State Road 429.
Theme
While its physical guidelines recognize each segment, all eight sectors also possess their own feel and theme to distinguish them from one another. Four Corners distinguishes itself as a unique segment by:

Serving as the gateway to the West 192 corridor and providing connection to Polk, Orange, and Lake counties

Incorporating an eclectic mix of buildings indicative of the architectural styles of Central Florida

Showcasing simple, green landscape characterized by shade trees and broad sweeping lawns interspersed with organically shaped planting beds of small shrubs and ornamental grasses
Much of the inspiration for the Four Corners segment was pulled from classic Central Florida parks and greenery, and it shows in the buildings and foliage that inhabits the area.
Envisioned Uses
When the West 192 Design Guidelines were created, each segment had an envisioned use to separate different areas, like residential neighborhoods from tourist destinations. Four Corners was envisioned as a segment utilized primarily for single, small-scale, and multifamily residences. The sector was also envisioned to house restaurants, offices, and other mixed-use businesses that these families could utilize.

One Vision
The Four Corners One Vision began as an initiative of the Kissimmee/Osceola County Chamber’s Four Corners Area Council to develop a strategic plan for the area. Over the past two years, it has evolved into a true public-private partnership, jointly and equally funded by the Council and each of the four counties (Lake, Orange, Osceola and Polk).
The initiative's discussions of land development codes and public realm design guidelines focus on the West 192 corridor and immediately adjacent parts of the US 27 corridor. It is focused not only on planning for the future but on catalyzing action now to promote coordinated government services and the ability of the Four Corners to function smoothly as a single place.
